The property is located in the Cantal department of the Auvergne and is set in within a large land area which is accessed and via remote controlled electric gates providing secure and private grounds. There is 62 acres/25 hectares of valley and wooded hillside, about a kilometre of Category 1 river bank (La Bertrande), plus three lakes and a weir.

Previously a trout farm, there is now a barn with hay store, two large loose boxes, tack/feed room and insulated workshop with woodburner (19 metres x 7 metres in total).
