The maximum number of rooms allowed to qualify as a chambre d’hôtes is 5, accommodating 15 guests in total which this property offers. All 5 guest rooms are ensuite and 4 are located on the ground floor of the renovated south facing barn adjacent to the main house, offering both the owners and guests privacy.  

Since the current owners opened their doors to guests they have increased their revenue year on year, building up to what is now a good livelihood. In this time they have also improved both the guest and owner's accommodation as well as the garden to now be at the stage where it is now a turnkey home and business, with no further major expense needed.

Guests are received all year, however approximately half of these guests are in the summer months of July, August and September so as a self employed business owner you would be able to take time off outside these busier periods whilst still taking bookings via the internet.

A high percentage of the guests make repeat bookings and many recommend to friends and family. The current customer base is French and British followed by Dutch and Belgians but guests from as far away as Canada, Australia and New Zealand have been welcomed.

The accommodation.

Four of the comfortable en-suite guest rooms are in a separate building, on the ground floor of a south-facing converted barn adjacent to the main house.

The two double rooms, have French doors opening out onto the terrace and beautiful views out over the garden and wooded valley. Both rooms have electric heating and en-suite shower rooms with bathroom  heater, thermostatically controlled shower, washbasin and dual flush WC.

The two family rooms, can be used flexibly for families or groups wishing to stay in the same room. One of these rooms has a double bed and bunk beds, the other two single beds and a bunk bed.  Both rooms have electric heating  and en-suite shower rooms with electric heated towel rail, thermostatically controlled shower, washbasin and dual flush WC.

The fifth guest room, a triple room with double and single bed is on the first floor of the main house and its window looks out onto the garden and wooded valley. Being in the main house it benefits from central heating and its en-suite shower room has a large heated towel rail, thermostatically controlled shower, washbasin and dual flush WC.

A small kitchenette in the lobby of the converted barn, equipped with fridge, hob, sink and small oven as well as crockery and cutlery allows guests to make an early morning cuppa or snack as well as keeping their picnic goodies fresh! Solar panels fitted to the roof provide ample hot water for the guest bathrooms.

The main house was extensively renovated in 2005/2006, with new roof, rewiring, new plumbing and oil fired central heating (radiators with thermostatic controls and 2 under-heated floors) and solar panels to heat domestic hot water. Both the internal walls and the roof space have been well insulated, keeping the house warm in winter and cool in summer, and all windows and external doors are double glazed.
Although running a bed and breakfast is an interesting life, meeting new people along the way, it is essential to have your own space which this property has. The main house has a private area and a public area.

Behind the guest lounge, with a separate door to the outside, is a further storage room housing the De Dietrich oil fired boiler and 2000 litre oil storage tank.

The private accommodation on the first floor, accessed via a recently built oak staircase, is separated from the guest accommodation by a door on the landing.  Beyond the door are:

The house and barn stand in a glorious south facing 6900m² (1.7 acres) of land, looking out over a valley to the deciduous wood opposite. A large amount of the garden is well kept grass, often admired by our French guests as a well tended lawn! At the bottom of the garden is a small well-stocked lake (trout, carp, tench, roach) of approximately 800m², fishing enjoyed by guests and owners alike.

At the moment approximately 100m² of the land is turned over to growing vegetables, which are served to guests. There is nothing better than your own new potatoes, dug and into the pan within the hour, or freshly picked beans, peas and carrots. Over the years plenty of organic fertiliser has been used to improve the well drained soil and most vegetables grow well, especially those which enjoy a warmer climate.

Two herb gardens, conveniently located near the house keep the current owners self sufficient in herbs. There are two long rows of raspberry canes, planted with several varieties giving them a long fruiting season from June to the first frosts. Once into high summer you can pick at least 500g of raspberries each day, and if you or guests help themselves to some.....there are plenty to go around!

As well as raspberries there are red, white and black currants, gooseberries and Japanese wine berries. The pergola has three self pollinating kiwis growing over it, and although their fruits are small, they are sweet and delicious. When the owners arrived in 2004 they planted a small orchard of fruit trees, with apples, pears, plums, cherries and peaches.

With such an extensive amount of fruit and vegetable production they have developed an eco-friendly irrigation system if the weather is too dry, with several rain water collection tanks connected to a weeping watering system.

This beautiful home, located in a stunning setting as well as offering a ready made business is an excellent opportunity for someone wishing to relocate. Wonderful gardens and home grown produce makes for a perfect haven for the green fingered amongst us, as well as providing for the kitchen.

Despite its tranquil location the property is less than ten minutes drive from the busy tourist and market towns of Eymoutiers and Chateauneuf-la-Forêt, with all the normal services associated with towns (doctor, school, dentist, library, supermarket etc). Eymoutiers boasts a railway station, the A20 north south motorway is 30 minutes drive away, and Limoges airport, with regular low-cost flights to the Uk is 40 minutes away.
