Le Petit St Jean, Mayenne, France €185.000
  • Stunning renovated 18th century 4 bedroom cottage with 2 bedroom Gite and further outbuildings for development if desired.
VR Estates are delighted to offer for sale this beautiful 18th century cottage, gite and Old Bakery are located on a generous acre of land in the heart of rural Mayenne and has uninterrupted views across the valley to the Corniche de Pail.
While retaining original features like stone walls, oak beams and fireplaces, the house has been tastefully renovated to allow for modern conveniences like insulation, central heating and modern wood burners.
With 276 square metres of living space divided between the main house and gite, the generous living proportions mean the property is ideal for families, lifestyle buyers or anyone wishing to build on the current owners’ established holiday rental business.
A second gite (the Old Bakery) has great potential for development and future rental prospects.

The main house-
Stepping through the main entrance of the house takes you into the recently modernised kitchen, where the original oak beams complement the electric range, new refrigerator and newly-tiled floor.
The kitchen leads to two large living areas. One living room, with a modern woodburner and lots of space for comfy chairs, leads to the downstairs en suite bedroom. The second living room has a dining area, a second wood burner and stairs leading to the bedrooms and bathroom upstairs
Upstairs, a landing overlooking the dining area has two small bedrooms. Along the hallway from the landing a large master bedroom overlooks the expansive garden and countryside beyond. The large family bathroom on this floor has a bath and separate shower.
The house is fully insulated, and the efficient wood burners make it easy to warm the interior comfortably during the winter. Each room is fitted with an Inertia electric radiator. This economical central heating system can be programmed to warm the house before you get out of bed each morning.

The Gite-
The self-contained gite, attached to the main building but separated from the house by two barns, is an established holiday home, earning the current owners £3500 a year. With a little marketing this could earn future owners upwards of £5000 each year.
With two cosy bedrooms, a kitchen and a modern bathroom with a new power shower, the gite is ideal for use for visiting family and friends or as a way to earn some extra rental income. The gite comes fully furnished, with everything included from pots, pans and bedding to furniture.
A new wood burner means this fully-insulated holiday home is extremely cosy during colder months.

Large gardens with fruit trees allow for plenty of space and shade for the whole family during summer months, and also room for extras like a trampoline, play equipment or even a swimming pool. The stone barbecue, built next to a small waterfall-fed pond, is perfect for al fresco dining on warm evenings. The current owners have developed extensive vegetable beds and are developing a wildflower meadow.
The property’s two spacious barns provide storage space and potential for future projects, as does the picturesque Old Bakery, which could potentially be developed as an additional gite. The mayor has granted provisional planning permission for the Old Bakery.

Surrounding area-
The property is adjacent to a bridleway, a popular route for ramblers and a wonderful way to explore the surrounding countryside. The route is marked by a statue of Le Petit St Jean (pictured), for whom the property is named. The historic statue, set in the gite wall, is apparently the only one of him with a lamb and attracts great interest from ramblers and is mentioned in the local Javron leaflet.

Le Petit St Jean is located in the Mayenne area, region 53. It’s close to the N12 and the village of Javron les Chappelles is a five minute drive, or 20 minute walk away. Javron’s post office, banks, butcher’s, garages, grocery shops and restaurants mean all conveniences are within easy reach. There are large supermarkets within a 20-minute drive.

There are a number of lovely villages within easy driving distance, including the pretty spa town of Bagnoles de l'Orne, a 25-minute drive away.
